The Energy Corridor Housing report and Market Statistics report published by Texas Realtors®, Houston Association of Realtors and Texas A&M Real Estate Center are graphic reports that show home sales data in the Energy Corridor. Each month these reports are updated to show the most recent full month. This months reports are for December 2020.
Energy Corridor Housing Report

This report shows the median sales price is $325,000 which is an increase of 26% as compared December 2019. The report also shows the price distribution in the Energy Corridor. The percentage of active listings as decreased 22.1% as compared to last year at this time. This homes sales data report for the Energy Corridor also shows the number of closed sales as increased by 53.3%. The days on market for December were 39 days to contract date and 34 days to closing . The months of inventory currently at 3.2 months is down from December 2019.

As noted at the bottom left of this report, the data used comes from the Texas Realtors Date Relevance Project, a partnership among Texas Realtors ® and local Realtor ® associations throughout the state. Analysis is provided through a research agreement with the Real Estate Center at Texas A&M University.
Real Estate Market Statistics – Energy Corridor

There’s another report with home sales data that is interesting to look at and that’s the monthly Real Estate Market Statistics. This report also has the median sales price, closed sales, active listings and months of inventory for the current month. But it also reports growth trends for closed sales and median price over the last five years. In addition it also reflects the days on market currently at 47 days was 18 less days than December 2019. The days to closing at 40 days was 6 more days than December 2019. Bringing the total days on market from list date to closing date to 857 days which is 12 days less than one year ago in December 2019.
Months of Inventory
Months of inventory represents the number of months it will take to sell all available homes. This means if no more homes become available in the market, the supply of homes to purchase will deplete in that number of months. The benchmark of six months is used to determine a buyers market or a sellers market.
